Commercial properties for Investment and High Yield

I'm interested in investing in commercial properties (office, warehouse, factory). Understand some banks will lend up to 80% of it if it is for own use - does that mean I need to set up a company to buy it in the company name? What about those with existing tenancy?

    Just has to be self running business operation then u can get 80%. (Lower risk)

    If you buying a unit co name. some bank might able to loan up to 60%-70%. (Higher risk).
