choo_josephSince the appliances are used over a period of time, normally i will informed the owner allow 1-2 week warranty. If spoiled the landlord will replace. This is not a standard practice but a make a point to spell out in the TA.
In the TA, there should be an excess clause. Any repair/replacement under $100 will be at the expenses of the tenant. Anything over $100 should be for the account of landlord.

hazel1228appliances are not new.3 days washing machine spoiled.overnight use of aircon, spoiled.now the picture tube of TV break down.owner told us that since we move in all appliances are being spoiled.should there be any period to cover the repair expenses by owners.its just 1.5 months and we seldom watch TV coz we are all working.
we are tenants.not subtenants.
