You stated above that "In Singapore, rental yields of 3 to 4 per cent are common." Are you referring to Net Rental Yield or Gross Rental Yield for that range?

    This is an interesting question. Rental yields can vary due to few simple conditions:

    1) Price of Purchase of property (Quantum).
    2) When you are renting out.
    3) Location of your property

    In Singapore, Nett Rental Yield of 3 to 4 percent is common. However, certain districts like 9,10,11,12,15 may be able to fetch higher Nett Rental Yield of 4 to 5 percent.

    Generally, As long as you purchase your property at One of the Lowest price, rental yield will stay high most of the time during the term you own the property
